On part of plot KP 12167/2, KO Zemun, a residential-business building with three floors of an underground garage is planned. The planned building has 3 floors + 3 floors + 3 floors. The residential and commercial building should consist of 1 lamella, with two entrances. Apartments are planned within the first entrance, while the second entrance provides access to business apartments. Bars are planned on the ground floor. The residential and commercial building is angular in the shape of the letter U. This shape of the building is subordinated to the shape of the plot and maximum functional capacities. Due to its height, the building fits into the urban environment and surroundings. Pedestrian movement on the ground floor is provided by premises set back from the boundaries of the plot behind the colonnade of columns that support the floors. The passageway provides pedestrian access to the building’s yard.

The building’s yard is covered with a plateau, the future garden of a restaurant or café, and an open green area. Vehicular access to the facility is provided from Nova 2 Street, entrance ramps provide access to the underground garage and technical premises of the facility. The designed apartments consist of different structures – studios, one-bedroom, two-bedroom, two-bedroom, and three-bedroom, three-bedroom apartments.

The withdrawn floor is not a priority for larger apartments. The curiosity of the detached floor is the terrace along the entire perimeter of the building. The external treatment of the object should satisfy thermal, sound, and physical protection and aesthetic values. A short building construction time is a priority in the selection of building materials.
