Reconstruction, Interior
CGIs: ZAP d.o.o. Belgrade
The subject of this adaptation and reconstruction project, as well as the interior project, is the existing business building, the business services building of the RK “Belgrade”, which was designed and built as a commercial and business building and has retained its purpose as such until today. It was built in 1958, according to the project of the Zagreb architect Lavoslav Horvat. The building is located at Terazije no. 23, in Belgrade.
The devastated stone covering of the facade will be replaced with a new one with the same characteristics, texture, and color. Under the new stone cladding, the facade will receive new thermal insulation in a thickness that meets the energy efficiency requirements. The fenestration of the building will not be damaged by new high-quality aluminum windows with the same opening method. The existing office space has become inadequate considering that a lot of time has passed since its construction and the original interior design. The change in the way and requirements of business led the Investor to think about the adaptation and reconstruction of such an important building. The Investor’s request is to create a business space that is flexible, adaptable, and multifunctional. In a conceptual sense, the adaptation of the existing building is foreseen in the Shell & Core system. The entrance hall, communications, 1st, and 2nd floors make up a whole that has been completely interiorized.

The entrance hall received a new modern information desk, the elevator lobby is emphasized and directs the employee or client to the direction of movement in the facility. The existing contents of the second floor, such as the amphitheater and its vestibule, have been upgraded with modernized multifunctional halls for presentations, training forums, and workshops. The office spaces of the other floors in the Shell & Core system can be combined by floor or divided into two users per floor. They are technologically equipped to provide a flexible business space with accompanying facilities such as a cafeteria, toilets, and maintenance.
Inherited high-quality materials are supplemented with contemporary forms and textures. The existing stone coverings of floors and walls have been upgraded with veneer textures in a light-colored oak texture, on the final lining of the elevators. The plastered walls of the offices have been replaced by movable/folding glass partitions. Confused mosaics have found their place in a busy, pared-down business interior. ambiance is additionally emphasized by direct and indirect lighting (ceiling-led lighting in the slits of the ceiling and side walls). The furniture is movable so it can change depending on the event.
