ZAP is a family company established in 1990. We specialize in the development of detailed regulation plans and urban projects, in preparation of investment technical documentation for buildings of various purposes, consulting, and engineering services for the needs of investors, expert supervision over the construction of facilities, and supervision over project financing.
We provide full support to the investor in the process of realizing the investment, including finding locations, urban planning, and feasibility studies.

ZAP office is located on the 8th floor of the Square 43 building, a residential and commercial building, in Milutina Milankovica Street in New Belgrade.
The inspiration was found in Square 43 “house” itself, more precisely its structure and materialization. The warm colors of the facade have been transferred to the interior space itself, making the ambience much more pleasant. The interior design consists of two parts: office and open space. These two functional units are separated by transparent glass partitions. The aluminum supports of the glass partitions are accentuated, dark gray in color. The central “corridor” leads to the secretary of the company, which is like an island. The central part of the workspace (open space) contains 12 workplaces for employees (architects).
The entire static part of the space is painted white (walls and ceilings), to obtain the greatest possible brightness, while the furniture of the space is in darker, warm colors. The desks and drawers are made of dark composite material (Fundermax panels) with a wood texture. The floor is darker, navy blue, to contrast with the predominantly light colors.
The director’s and deputy director’s offices, as well as the meeting rooms, also contain brick wall coverings (brick slips), in the same style and color as on the building’s facade. The office is oriented on three sides and has the possibility of exiting to 3 terraces. The area of the entire space is 330 m2.
ZAP is a pioneer in the use of BIM (Building Information Modeling) software in Serbia. Back in 2005, we introduced BIM software as a primary design tool, and today all our projects are BIM projects.
BIM allows us to view the project more efficiently and accurately during the design process, from the conceptual design stage to the contractor’s project and the preparation of tender documentation.
BIM is used to create digital models of the physical and functional characteristics of a building. It is also a working method and a way of managing information during the construction process and the life cycle of the building. Using BIM, ZAP successfully projects objects and complexes of demanding forms and designs, creating fully integrated design processes for clients and users.
Our use of BIM also includes information on component details and specifications, materials, spatial relationships, costs, information on the building structure, fire resistance of materials, solar exposure of buildings, and other characteristics. We primarily use ArchiCAD software.
Such BIM models can provide photorealistic visualizations in real-time and in VR (virtual reality).
